Living in Victoria Island

Victoria Island is known as the business capital of Nigeria. Home to the head office of most of the banks in Nigeria, it is a highly urbanised location and exudes a commercial vibe. Originally, it was not designed to be a commercial location – the planning rules were for residential houses with zones for commercial activity. However, in the 1980s, there was a shift from the commercial centre of Lagos Island (Broad Street and Marina) to Victoria Island, and gradually, the upmarket location took on a commercial mien. Over the years, landlords moved out and let their properties to companies for offices and other commercial uses. 

So, for the average Nigerian, Victoria Island is known more as a place to work than a place to live. The notable exception is 1004 Estate- which used to be the residential quarters for Nigerian legislators and then civil servants. But there now seems to be a resurgence of residential buildings in the locale. But these buildings are not two-level family homes – detached and semi-detached- but high-rise, multi-level apartment buildings. In this edition, we look at two examples being developed in this location.

Dillon Consultant Nigeria Limited, an architectural consultant/real estate development company based in Nigeria and the USA, is putting up a fourteen-floor twin tower to b known as Gary Dillon Twin Towers. Located along the fairly busy Ahmodu Ojikutu Road, it consists of 2 units types of 230m2, 3 bedroom flats, 2 bedroom flats and Pent House. It is not going to be for residential purposes only. According to the developers, “Dillon Twin Tower is an innovative development by Dillon that is set to become the ultimate residential, commercial, retail, and entertainment destination. The Tower has sophisticated and convenient workspace, pleasures, and apartments in the tower.” This means that apart from the residential apartments, there are Bank spaces, Restaurant, Office Space, Coffee Shop, Gym, Swimming pool and Lettable Brand Space in the building. 

Price: N210M – N500M, depending on the floor and number of flats.

Payment options: 36 Months payment plan of 20% initial deposit, 20% after 6 months, 20% after another 6 months, 20% after another 6 months and 20% upon completion.
